Active inventory sits 38% above the long-run norm, keeping buyers firmly in control across most segments. Yet glimmers of stabilization are emerging: the composite benchmark edged +0.4% month-over-month, detached sales rose 8.3% YoY, and West Vancouver detached jumped +5.5% MoM. The BoC held rates at 2.25%, while reduced immigration targets and record 2025 condo completions continue to reshape demand. Spring will be the real test.
