March 2026 delivered 2,032 sales — down 2.8% from last year and a sobering 31.8% below the 10-year seasonal average. Active inventory sits 38% above the long-run norm, keeping buyers firmly in control across most segments. Yet glimmers of stabilization are emerging: the composite benchmark edged +0.4% month-over-month, detached sales rose 8.3% YoY, and West Vancouver detached jumped +5.5% MoM. The BoC held rates at 2.25%, while reduced immigration targets and record 2025 condo completions continue to reshape demand. Spring will be the real test.

Observation

Detached is the only segment to post a YoY sales gain (+8.3%), signaling relative resilience. Apartments fell 7.8% YoY as record 2025 completions and softer investor demand weigh on condo absorption. Townhouses also declined 5.5% YoY but maintain the strongest sales-to-active ratio at 17.2%.
