June 2026 produced 2,390 sales — up 9.6% from last year but still 12.4% below the 10-year seasonal average. For the first time in months, all three property types posted year-over-year sales gains, which the GVR is calling a potential "shift" in the market. Don't be fooled: the uptick in transactions hasn't translated into price momentum. The composite benchmark sits at $1,099,100 — down 6.0% year-over-year and essentially flat from May. Active inventory remains 30.2% above the long-run norm, giving buyers the leverage to keep prices in check even as activity picks up. New listings fell 6.0% year-over-year, a small tightening of supply, but the overall pool of 17,017 active listings is still more than enough to absorb current demand. The detached segment nudged back into balanced territory at a 12% sales-to-active ratio, while apartments and townhouses remain comfortably balanced. Bottom line: buyers are coming off the sidelines, but they're doing so into a market that's giving them no reason to rush.

Observation
June was the first month in 2026 where all three segments posted year-over-year sales gains. Townhouses led the recovery at +11.4%, followed by detached (+9.2%) and apartments (+9.0%). Despite the broad-based uptick, total volume remains well below the 10-year average of 2,728 sales for June. The improvement may reflect pent-up demand from buyers who sat on the sidelines through a slow spring, but it hasn't been enough to shift pricing power — benchmark prices across every segment are still lower than a year ago.
