April 2026 delivered 2,110 sales — down 2.5% from last year and 22.9% below the 10-year seasonal average. Active inventory sits 37.9% above the long-run norm, firmly favoring buyers. The GVR highlights detached sales growth (+14% YoY) as a sign of momentum, but this is a misread of the data. The detached segment actually saw the largest month-over-month price drop (-0.8%) and remains mired in a buyer's market (11.3% sales-to-active ratio). Increased volume alongside falling prices indicates seller capitulation, not a market recovery. With all segments posting price declines, buyers remain heavily in control.
