1. Initial Consultation
What to expect?

In our initial meeting, we’ll go over your goals, budget, and preferences while exploring properties to refine your search. Many buyers discover options they hadn’t considered, from new neighborhoods to different home styles. This conversation helps you see all possibilities and make the best choice for your needs.

2. Financing
Mortgage Pre-approval.

At this stage, we determine your actual budget and financing options. You may have your own mortgage specialist, or we can recommend a trusted expert. Either way, we work together as a team to secure your financing and obtain a pre-approval, giving you a clear understanding of what you can afford.

This step is crucial, as the type of home you choose can impact your mortgage approval. For example, a property with a rental suite (mortgage helper) may increase your borrowing power, while high strata fees in a condo could lower it. By collaborating closely with your mortgage specialist, we ensure you’re financially prepared to make a confident and informed purchase.

3. The Search
Finding The Perfect Home

At this stage, we’ll tour multiple properties together to find the perfect home for you. Photos can often be misleading—sometimes making a home look better or worse than it really is. That’s why seeing properties in person is essential. With our experience, we can spot potential that others might overlook and identify hidden opportunities. We also include viewings of homes that may not be well-presented in listings but could be incredible deals that match your needs. This approach ensures you don’t miss out on the best possible options.

4. The Offer

Once we find the perfect home, we’ll submit a strong offer and negotiate the best possible deal on your behalf, working toward securing an accepted offer.

5. Due Diligence & Subject Removal

At this stage, we conduct all necessary due diligence to ensure you’re making a sound investment. This includes inspecting the property, reviewing all relevant documents, and carefully examining strata documents if applicable. Meanwhile, your bank will provide the final mortgage commitment. Once all conditions are satisfied, you’ll be ready to remove subjects, pay the deposit, and officially secure your new home

6. Completion & Possession

Once subjects are removed, the final steps begin. Between subject removal and completion, your lawyer or notary will handle the legal paperwork, ensure funds are properly transferred, and register the property in your name. During this time, you’ll also arrange home insurance, finalize your mortgage, and prepare for your move.

On completion day, ownership is officially transferred, and once everything is finalized, you’ll receive the keys to your new home.
